Renovation Rotted Floor, kitchen

Portions of the floor abutting the doorway were rotted through after 140 years of standing. Soft floors are hazardous and uncomfortable so it had to go. The photo at right shows the space vacated by the rotten boards and plywood. There were three levels of wood in the floor, and yet it was still spongy. Such is life in an old house. The rest of the floor is intact, and not rotted, so the decision was made to install a floating laminate floor over the existing floor that is glued to the plywood. All wood had to be worked to create a level floor, plywood had to be  replaced and then patch had to be put onto the seam in the floor to fill the void created by the new plywood.

 The crack in the vinyl floor was also patched to make the surface level, seen at right...note the footprint in it from my airhead moment of stepping on it when wet.

After the plywood section was replaced, it was patched as can be seen in the  photos below. Also note the spray-in foam insulation put into the void between the walls and the floor. Balloon framing will give you channels in the walls your house... entry routes for mice and insects. This foam and the galvanized metal cut into strips were installed to ward off drafts and critters of any variety. That galvanized sheet metal has worked like a charm for that problem. It will eventually be covered up as the reno progresses.
